spatialest™ appraisal software has been developed to utilize GIS to model location as part of the CAMA modeling process. Spatially localized selection sets based on user-defined selection criteria provide a dynamic value profile of discrete area. This allows trends and patterns to be visualized and are more readily understood.
Provided suitable data are available, spatialest™ appraisal software is ready to use. The data is displayed via the GIS interface whereupon a matrix of similarity, based on user-defined property characteristics, is generated. A distance threshold value based on the set or sample set is then calculated via semi-variogram algorithms. The modeling process then iterates through the unknown (unsold) records comparing them only to similar neighboring properties. In the first iterations, estimates with a high confidence rating are used as the basis for further predictions. In this way one can propagate predictions as “sales” to further enhance consistency. Once this process is complete the estimate value and the object properties used to generate this value are reported in both tabular and map format.
